What this app does

Fast enough to use during a showing, detailed enough to create a useful record.
• Guides the exterior, foundation, attic/interior and outbuilding walk.
• Flags possible current wildlife entry or fresh activity.
• Records visible signs of previous exclusion/repair work without claiming who performed it.
• Lets you add notes and photos to concerns.
• Creates a shareable/printable final screening summary.

Install it like an iPhone app

After this app is published online, open it in Safari, tap Share, choose Add to Home Screen, turn on Open as Web App, then tap Add.
Once installed, the Turcotte's icon appears on the Home Screen and the app opens in its own full-screen window.
Important: This is a wildlife screening tool, not a home inspection, structural assessment, environmental test, code inspection, appraisal, or guarantee that wildlife is absent. Inspect visible, safely accessible areas only.
1

Property

Identify the property and transaction stage.
6

Possible previous wildlife work

Look for visible evidence of prior exclusion or repair. Appearance alone cannot verify the contractor, quality, scope, species, or warranty.
7

Stop-and-call conditions

These findings should move the walkthrough from “observe” to prompt professional follow-up.
Do not seal an active opening. If wildlife or possible young may be inside, closing the route can trap animals in the structure and make the problem worse.

Findings

All items currently marked as a concern.

Quick safety reminder

Do not enter unsafe, elevated, contaminated, or inaccessible areas. Do not disturb concentrated droppings or guano. Do not close an opening when an animal, bat, nest, or young may still be using it.

Share the screening

Save it with the transaction file or send the summary to the buyer, seller, inspector, attorney, or Turcotte’s.

Professional wildlife follow-up

When a walkthrough finds a visible red flag, the goal is simple: document it, avoid sealing active wildlife in, get the wildlife concern evaluated, correct the cause, and keep the documentation with the transaction.
